New year – and time for a new gaff?  How about this beauty, then?

We’re talking a whopping 7 reception rooms and (count ‘em) 9 bedrooms, with all sorts of extra bits to go with them.

It’s the conservatory that has me dreaming about this one – I’m thinking that curling up in there with a good book and a cuppa would be a very acceptable way to spend an afternoon.  While watching someone else cut the grass – it’s set in the best part of 4 acres – and pointing out the bits they’ve missed, of course.

The house dates from the 1930s, but it’s been updated and extended over 3 floors, with 2 separate garage blocks as well – one with offices and one with a workshop.  Oh, and the floor in one is apparently perfect for storing your classic cars on.

The bedrooms are more like hotel suites – not just en-suite bathrooms but 4 with dressing rooms, too.  And the top floor is virtually self-contained, with a large bedroom and a separate bathroom – as well as two further bedrooms that would be great for losing the kids in.

As well as the various reception rooms, there’s a kitchen and breakfast room – with French doors out onto the terrace.  There’s a utility room, too, and a cellar.

Outside, it just keeps going.  There’s an AstroTurf court for 5-a-side, and a great big flat grassy space that would be big enough for playing football anyway.

And if running around outside isn’t your thing, how about an indoor pool?  Oh, and a Jacuzzi.  (Pass my cossie, would you…?)

The location is great, too.  It’s close to Harpenden High Street, and next to a large common so there’s loads of open space – if the 4 acres inside the gates aren’t enough.  And if you’re commuting, it’s easy to get to the M1, the station, and Luton airport.
