<p>Known for its stately home and history of legendary rock festivals, the village of Knebworth is a friendly, welcoming place. It has a busy high street with a handful of independent shops and local towns on your doorstep. With a train station in the village and direct routes into King’s Cross and St Pancras, just 30 minutes away, this is a super well-connected place but with a local, community feel.</p>

You’ll find indie coffee shop <a href="https://www.lucas-may.com/knebworthcoffeeandgelato" target="_blank" rel="noreferrer noopener">Lucas May Coffee &amp; Gelato </a>on the high street. If you prefer your morning coffee with a view check out the <a href="https://knebworthhouse.com/food-and-drink/" target="_blank" rel="noreferrer noopener">Garden Terrace Tea Room</a> on the stunning Knebworth House estate. For hot chocolate and sweet treats head to <a href="https://thesecrettruffletier.co.uk/" target="_blank" rel="noreferrer noopener">The Secret Truffletier Café </a>in Woolmer Green, and for a hearty breakfast packed with flavour <a href="https://www.farmhouseatredcoats.co.uk/" target="_blank" rel="noreferrer noopener">The Farmhouse at Redcoats</a> in nearby Hitchin is a great shout; it also serves up a seriously good Sunday lunch plus celebratory dinners. <a href="https://www.thetilbury.co.uk/" target="_blank" rel="noreferrer noopener">The Tilbury</a> in the nearby village of Datchworth is a splendid country pub with a garden tipi, live music and a killer cocktail menu in the summer. And back in the village, <a href="https://www.thelyttonarms.co.uk/" target="_blank" rel="noreferrer noopener">The Lytton Arms</a> has a community vibe plus pretty beer garden –  great for real ales and lunchtime food.</p>

<p>Knebworth has all the essentials including a Post Office, Co-op, <a href="https://trussellsbutchers.co.uk/" target="_blank" rel="noreferrer noopener">Trussells</a> family butchers and <a href="https://www.potstop.co.uk/" target="_blank" rel="noreferrer noopener">Potstop</a>, a cute paint-your-own pottery studio. It even has a chocolate factory, <a href="https://thesecrettruffletier.co.uk/" target="_blank" rel="noreferrer noopener">The Secret Truffletier</a>, which sells a range of award-winning Swiss chocolates and runs chocolate-making workshops. For high street brands, head to <a href="https://thegalleria.co.uk/" target="_blank" rel="noreferrer noopener">The Galleria</a> in Hatfield or <a href="https://howardcentre.co.uk/" target="_blank" rel="noreferrer noopener">The Howard Centre</a> in Welwyn Garden City, both within easy reach.</p>

In the village, <a href="https://www.knebworthhealthandwellbeing.co.uk/" target="_blank" rel="noreferrer noopener">Knebworth Health &amp; Wellbeing</a> pilates studio has reformer pilates classes plus private coaching and injury-focused programmes. </p>



<h2 class="wp-block-heading" id="h-community">COMMUNITY</h2>



<p>There are tons of communal spaces to enjoy here. <a href="https://www.knebworthparishcouncil.gov.uk/parks-and-gardens" target="_blank" rel="noreferrer noopener">The Knebworth Recreation Grounds</a>, a short stroll from the high street, has football pitches, tennis courts, a bowling green, a pond and a play area. Younger children will enjoy The King George V Play Area and Lytton Fields. Just off Old Knebworth Lane you’ll find <a href="https://knebworthpark.play-cricket.com/home" target="_blank" rel="noreferrer noopener">Knebworth Park Cricket Club</a> and there’s also a <a href="https://www.knebworthgolfclub.com/" target="_blank" rel="noreferrer noopener">Knebworth Golf Club</a>. <a href="https://knebworthhouse.com/whats-on/" target="_blank" rel="noreferrer noopener">Knebworth House</a> hosts loads of events, including open-air theatre and cinema in the summer, a classic motor show in August and the ever-popular Christmas fair in November.</p>

<p><a href="https://knebworthhouse.com/" target="_blank" rel="noreferrer noopener">Knebworth House</a> is the biggest and best known attraction in Knebworth. This stately home is set in 28 acres of formal gardens with a 250-acre deer park. It’s a big draw for locals and trippers, with a dinosaur trail for the kids, adventure playground, maze, and a packed events programme throughout the year – everything from live concerts to food festivals and a particularly lovely Christmas fair. A little further away is <a href="https://beningtonlordship.co.uk/" target="_blank" rel="noreferrer noopener">Benington Lordship Gardens</a>, a privately owned estate open for snowdrops in February and a popular chilli festival in August.</p>

<p>Knebworth House is a Grade II* listed stately home and has been owned by the Lytton family for 500 years. It&#8217;s been used in countless movies (<em>Paddington 2, Batman</em>) and has hosted some of the world&#8217;s biggest music acts, including Oasis, Queen and The Rolling Stones. From March to September, you can enjoy a <a href="https://knebworthhouse.com/discover/exhibition-space/" target="_blank" rel="noreferrer noopener">Live at Knebworth </a>exhibition (featuring music memorabilia) and an <a href="https://knebworthhouse.com/discover/on-location-exhibition/" target="_blank" rel="noreferrer noopener">On Location</a> exhibition about its film adventures. The house is also open for guided tours so you can nose around the banqueting hall, library, dining parlour, and state drawing room. <a href="https://knebworthhouse.com/Event/ghost-tour-bat-walk-2/?wcs_timestamp=1755194400" target="_blank" rel="noreferrer noopener">The Ghost Tour &amp; Bat Walk</a> in August is wonderful, and a great chance to see Knebworth at night.</p>



<h2 class="wp-block-heading" id="h-average-house-price">AVERAGE HOUSE PRICE</h2>



<p>Knebworth&#8217;s location makes it quite expensive for the area with an average price of over £800,000 for a detached property. Spacious terraces and semis come in at £450,000–£550,000, while you can get a flat here for less than £300,000.&nbsp;</p>

<p><a href="https://www.knebworthprimaryschool.org.uk/" target="_blank" rel="noreferrer noopener">Knebworth House Nursery</a> is based in the grounds of Knebworth House, while  <a href="http://www.knebworthpre-school.co.uk/" target="_blank" rel="noreferrer noopener">Knebworth Pre-school</a> is located next to the village hall and rated Good by Ofsted.</p>



<h2 class="wp-block-heading" id="h-schools">SCHOOLS</h2>



<p>There are a handful of schools rated good by Ofsted in the area including <a href="https://www.knebworthprimaryschool.org.uk/" target="_blank" rel="noreferrer noopener">Knebworth Primary</a> in the village, and <a href="https://www.barnwellschool.co.uk/" target="_blank" rel="noreferrer noopener">Barnwell</a> middle and upper school and secondary <a href="https://www.marriotts.herts.sch.uk/" target="_blank" rel="noreferrer noopener">Marriotts School</a> in Stevenage (10-mins drive). And you can’t go far wrong with the two Ofsted Outstanding secondaries,&nbsp;<a href="https://www.hbs.herts.sch.uk/" target="_blank" rel="noreferrer noopener">Hitchin Boys</a>&#8216;&nbsp;and&nbsp;<a href="https://www.hgs.herts.sch.uk/" target="_blank" rel="noreferrer noopener">Hitchin Girls</a>&#8216;.</p>



<p>For independent education there is&nbsp;<a href="https://www.sherrardswood.co.uk/" target="_blank" rel="noreferrer noopener">Sherrardswood</a>, a co-ed all-through school in Welwyn village, as well as girls school&nbsp;<a href="https://www.queenswood.org/" target="_blank" rel="noreferrer noopener">Queenswood</a> around a 25min drive away in Hatfield. </p>

<p>You can follow the Old Railway Path from Knebworth to Woolmer Green passing wildflowers and peaceful meadows. Along the way, you’ll discover hidden benches — ideal spots to pause, relax, and take in the views.</p>
